THE AREA

 

Eagle Landing subdivision is situated within Lancaster County, along Virginia's Northern Neck, and is a truly unique waterfront community. Situated upon 435 acres of waterfront and densely wooded hills, Eagle Landing fulfills the commitment of blending the needs of nature, with the desires of man. A total of 81 homesites are located on lots ranging from1.5 acres to 10 acres; masterplanned to provide privacy and easy access; and approved for well and septic systems. Eagle Landing also includes a waterside pool and community clubhouse and a private boat launching ramp and pier offering deep water access to the Chesapeake Bay. The separate recreation area offers tennis courts, a playground, a gazebo, and a multisport sports area. In order that oversized recreational vehicles, trailers, and trailered boats remain away from the residential areas, a private locked parking area is provided.

 

Protected covenants and architectural guidelines have been employed at Eagle Landing to assure that the quality and value of the community is sustained over time. Minimum setbacks and square footages, restrictions as to uses, and other reasonable controls combine to make Eagle Landing one of the only communities in the region to utilize these types of owner protections. Market surveys indicate that these protective covenants have a strong appeal in the resale market as well. The Eagle Landing Homeowners Association (ELHOA) is comprised of each lot owner in Eagle Landing by virtue of his or her lot ownership. The ELHOA is managed by a group of elected lot owners who make up the Board of Directors and volunteer their time to ensure that the covenants and guidelines are honored and followed.
