5.00 SUBMISSION REQUIREMENTS

 

5.01. Local Code and Ordinance Compliance:

No architectural or site restriction contained herein alleviates a builder or homeowner from compliance with local, state and federal regulations for development or construction. In the event of conflict between these restrictions and governmental regulations, the more restrictive shall apply.

 

5.02. Schematic Design Submission:  

Three (3) copies of the following information shall be submitted to the Secretory of the Architectural Board for consideration (See Architectural Board Checklist. p. 21):

 

  1. Architectural Design Theme: Builders or individuals who wish to construct in Eagle Landing shall submit a description of the architectural design theme or vernacular style proposed, including as appropriate: (1) a narrative explanation of the design theme; (2) photographs of existing residences which illustrate the theme; (3) architectural drawings that illustrate the style proposed. (Although no specific architectural styles are expressly prohibited, the AB reserves the right to reject highly stylized houses with over-stated eclectic design elements, houses with overly mixed styles, houses with insufficient stylistic theme or treatment or houses not in keeping with the neighborhood (See Article 6.03).)

  2. Architectural Plans: Floor plans and elevations of all sides, at a scale of 1/8"= 1'0", or greater (note final plan requirement at 1/4"= 1.0')'

  3. Site Plan: A schematic site plan at a scale of 1"=20', or greater (note final plan requirement at 1"= 10'), including at a minimum existing grades (contour lines), all property setback lines, building location, all hardscape elements (driveway, parking areas, sidewalks, terraces, steps, walls, fences, swimming pools, tennis courts, outbuildings, trash enclosures, etc.), and landscape elements (trees, shrub and flower masses, lawn areas, etc.)

 

5.03. Final Plan Submission:

Once schematic plans are approved, three (3) sets of final plans, details, and specifications, as appropriate, shall be submitted to the Secretory of the Architectural Board for their action.

 

  1. Construction Schedule/Budget: A schedule for construction completion or occupancy shall be submitted by the builder or homeowner. Such schedule shall be detailed enough to provide milestones by which the AB can assist in monitoring progress toward completion. Every effort shall be mode to complete the exterior of a residence, including all site work and landscaping, within one (1) year after construction begins. A detailed budget based on cost estimates provided by the contractor providing full building construction, site development, and landscape installation shall also be submitted with the construction schedule.

  2. Architectural Plans: Floor plans and elevations (front, rear, left and right sides) shall be submitted at a scale of not less than 1/4";'" 1'0'.

  3. Material Selection: Architectural details and specifications showing all exterior details and materials (See Checklist) shall be submitted. A builder or homeowner shall also submit samples of exterior colors and materials for the following elements to be included in the proposed construction: 

    • foundation

    • siding

    • trim

    • doors and windows

    • roofing

    • exterior light fixtures,or any other materials or products which may affect the exterior appearance of the residence or its site

  4. Final Plan for Site Design and Landscaping: The final site plan, prepared at a scale of 1"= 1 0', shall include all schematic plan elements, as well as the following:

    • proposed grades (at one-foot contour intervals)

    • hardscape element details (incl. spot elevations at corners, details and sections)

    • drainage items (i.e. inlets and pipes)

    • driveway entry details

    • exterior lighting

    • screening and retaining walls

    • detailed planting plan, reflecting the building fenestration with plant names noted

    • location of existing street trees

    • if applicable, irrigation plan (incl. head locations and type, pipe locations and sizes, locations of backflow preventers, sleeves. water meter, etc.)
